Compact error while closing database in Access 2003 SP1

We've problems with a desktop running Access 2003 SP1.
When closing database, Access produces one of the errors
below:

"Microsoft Office Access can't delete <database.mdb>
after compacting it. The compact database has been named
<db1.mdb>."

"Could no use <database.mdb>; file already in use."

This issue does not occur on other desktops running
Access 2003 without SP. The database is located on
network share running Windows Server 2003 with Exchange
2003.

Does the user in question have Delete rights to the folder where the MDB is
located?

Yes of course. It works sometimes.
