There are several different forms, disclosures, and inspections that need to
be included. What you need depends on the state and city of the property.
Not to mention usually the owner is the one who provides the paperwork.
There are some FSBO forms and such available online but those aren't free
and they may not cover everything you're actually required to include.
Unless you are 100% certain of the paperwork you need, I suggest asking a
local realtor to draw up the papers for you. Sometimes a title agency will
do this as well. The cost is usually minimal compared to what you could
lose.
