Hi,
in your case as the return is in more than two years you need to include a
guess

=IRR(C4:C18,-60%)
The result I got with your numbers was -28%

Change C to you range

Help of IRR says when you get this message, you should try a different
guess. IRR can determine the return, you just have to give it a reasonable
starting point, like -25%.
