IRR function returns #DIV/0!

Jim

I've run into this problem before and for the life of me I
can't remember how I fixed it.
1) Might have something to do with calc iterations
2) Might be that I have negative numbers (in a row) for
the first few periods.
3) Can anyone save me!?
4) And last, I have a monthly cash flow. Once I solve the
above problem do I simply multiply result by 12 i.e.
=IRR(range, guess)*12?
