$264,700 pay 1st of Oct 08, receive $1693.94 per month beginning Nov 1 for 20 Years, last payment Oct 1, 2028. IRR(g13:g253) returns #num!. Added interest guess from 3 to 6 percent. Still no good. Any ideas?

Make sure the guess is on a monthly basis, like 3%/12

Note that, since you have constant payments, you can use this formula instead of a table:

=RATE(240,-1693.94,264700)

In both cases, the formula result is a monthly rate.
