need a general template for quit-claim deeds with side lines on pa

I am new to this forum, and am trying to prepare some transfer of property
quit-claim deeds at home & avoid the lawyer costs; our state allows for this
type of deed w/o lawyers involved, & I can register them and save the legal
fees. Anyone have any ideas where I can find this type of template? The legal
pleading wizard won't let me keep the side lines needed to look professional,
& I don't need the headings, with so many of the other things it wants to put
in. I have the original deeds, just need to change the names. Thanks for any
