problem with a link Excel table

I have a linked Excel table.

When this Excel worksheet is opened I cannot use queries
associated with this getting an error message that it's
opened.
Even if it's closed but some application uses a query with
this Excel table and another app tries to open a report
with the query, which uses this Excel table, I have the
same error message.
The error message is as follows:

The Microsoft Jet database engine cannot open the
file "Excel table.xls". It is already opened exclusively
by another user, or you need permission .

How could I avoid this situation?
