Real Estate - New Construction Upgrades

I am looking for a excel or access '03 template I can use to input customer
info with the base price of a house then select individual upgrades such as
hardwood, granite, lighting options, ect. and then calculate the upgrade
prices. Any real estate agents have something you used for this purpose?
