Record content has been updated by another User

Dear Sir/Madame,

I have a simple CRM program using Access 2003, which updates 2 or 3
tables at the same time. However, every time I have done an update and try to
add another record, I am always getting an error message someting like
"Record content has been updated by another user". I am sure I am the only
one in the system.

However, if I exit from program and re-enter again, I can add new record
without any problem. I just have to exit my program every time I add an
record and re-enter to avoid the error.

Can anyone point out to me what is causing this to happen.
