What office program should I use for Rental property manager

I have multiple rental properties am hoping that I could get some direction
regarding which Office program I could use to set up as a rental property
management program that would keep track of rents received/ repair costs the
whole ball of wax that I could use to get running totals each and every month
as well as a yearly breakdown. Hope this is a doable project. Any help/
direction given is greatly appreciated

such as Quick Books.
