Word Count is different form Property->Summary->Word Count and Too

Hi,

If right click on document and open property->summary->word count and Open
the same document and check word count from menu Tool ->word count than I am
getting different value. I have gone through MSDN and found this is because
in property->summary->word count the other values get added in word count.

I need the to get same value in property->summary->word count as menu
Tool->Word Count.

Please Please please let me know any way to get correct word count from
property->summary->word count .
