XIRR issue

I'm getting odd returns using XIRR with Excel Mac 2008 (12.1.1). I get a
return of -10.00% for the following values if I don't include a guess:

23/7/07, -3537.55
15/8/07, -2954.95
17/8/07, -3002.45
13/7/08, 8659.75

Date format is d/m/yy.

Using a guess of -0.01 changes the result to -1.00%. That doesn't make any
sense but my main issue is I think the result should be -9.39%, not -10.00%.
I get -9.39% with NeoOffice, OpenOffice and Google Spreadsheet.

Any idea's?

I would be interested if anyone else gets conflicting results using XIRR. I saved the numbers above as a .xls file and then opened the file in NeoOffice and got a different result to Excel, -9.39% with NeoOffice and -10.00% with Excel.

Both Excel 2003 and 2007 (Windows) give -9.388%

Are you sure the column is wide enough to show all the digits?

Thanks for that. It looks like this is a bug in Excel 2008 (Mac). I've submitted it to Microsoft.

This is worse than I initially thought as all negative XIRR returns look to be calculated incorrectly with Mac Excel 2008.

Based on the lack of information about this issue it seems that not many people use XIRR on the Mac.

We've actually verified the results you're reporting with XIRR and have
posted a bug for investigation. We'll continue to investigate and hopefully
figure out what's going on with this function.

Has this been fixed? Am trying to work on a financial spreadsheet that works
fine in Windows excel but not in MAC 2008. It has a circular reference in
that free cash flow is used to pay down debt but free cash flow is dependent

We are investigating a fix for this, but we have not released an update with
a fix yet. I will add your comments to the report we have tracking it,
though. We know this is important to people.
